Why This Is the Most Requested Remodel in Scottsdale

Most Scottsdale houses were built with the kitchen walled off. Central Scottsdale and the Shea Corridor went up mainly in the 1970s, right in the middle of the American shift toward open plans, but the floor plans of that era still separated the kitchen from the living and dining rooms.

The idea has a long history here specifically. Frank Lloyd Wright spent his winters at Taliesin West in Scottsdale from 1937 until 1959 and argued for exactly this: pull the kitchen into the living space so the host is part of the room rather than hidden away as a kitchen mechanic. The version he was arguing against, small specialized rooms with a door on each, had been the standard since long before.

The Honest Version of Open Concept

We will give you the case against it too, because the decision is easier when you know the tradeoffs.

Removing a wall costs you noise containment and odor containment. There is nowhere to hide a mess, which matters more than people expect. And conditioning one large volume is less efficient than conditioning separate rooms, which is not trivial in a valley that recorded 122°F on June 26, 1990. Enthusiasm for fully open plans cooled in the late 2010s for exactly these reasons.

Two designs solve most of it. A partial opening, a wide cased opening or a half-wall rather than total removal, keeps some separation and most of the sight line. Or, where the footprint allows, a back prep kitchen behind the main one, so the working kitchen and the presentable kitchen are not the same room.

Is the Wall Load-Bearing?

This is the question that decides your budget, and you cannot answer it by tapping on it.

Indicators we check: whether the wall runs perpendicular to the ceiling joists, whether there is a beam or bearing wall directly below in the crawlspace or above in the attic, whether the roof framing above transfers load to it, and what the original framing plan shows if it is available. On a wide Scottsdale ranch roof the wall between kitchen and living room very often is bearing.

If it is bearing, the work is:

  1. Temporary shoring to carry the load while the wall comes out
  2. An engineered beam, sized by a structural engineer for the span and load
  3. New posts and footings at each end, sometimes requiring slab work
  4. A City of Scottsdale permit and a structural inspection
  5. Drywall, texture matching and finish across the new ceiling line

A flush beam, concealed in the ceiling so nothing drops below the ceiling plane, costs more than a dropped beam and looks considerably better. It is usually worth the difference.

Open Concept Remodel Cost in Scottsdale

Estimated ranges.

Open Concept Remodel Cost in Scottsdale
ScopeEstimated RangeNotes
Non-bearing wall removal$3,500 to $9,000Demo, drywall, texture, paint, electrical relocation
Load-bearing removal, dropped beam$9,000 to $22,000Engineering, beam, posts, permit, finish
Load-bearing removal, flush beam$18,000 to $40,000Ceiling framing rework, concealed beam
Full open concept kitchen remodel$95,000 to $250,000+Wall removal plus complete kitchen, flooring, HVAC

Cost drivers specific to this work: span length, since a longer opening needs a deeper or steel beam. Whether the posts land on adequate footing or the slab needs cutting. Whether electrical, plumbing or HVAC runs inside the wall, which they frequently do. And how far the flooring has to be extended or replaced to read as one room.

The Details That Give It Away

An open concept remodel done badly is obvious, and it is always the same three things.

Flooring transitions. If the old kitchen tile meets the living room flooring at a threshold strip, the room still reads as two rooms. We run one continuous floor across both.

Ceiling. A dropped header stranded in the middle of an open ceiling announces that a wall used to be there. Flush beams and continuous ceiling texture avoid it.

Lighting and HVAC. The old room had a light per room and a register per room. One combined space needs a redesigned lighting plan and rebalanced supply and return, or you get a bright kitchen attached to a dim, stuffy living room.

Service Areas

We open up kitchens throughout Scottsdale, 85250 through 85269, with most of our wall-removal work in the 1970s Shea Corridor stock. We also work ranch homes in Arcadia, estate homes in Paradise Valley, and split-levels in Fountain Hills. See Scottsdale Kitchen Remodeling Pros.

Why Homeowners Trust Us With Structural Work

Arizona ROC licensed, bonded and insured, with general liability coverage in force. We work from stamped engineering rather than judgment, pull the permit, and schedule the inspection. In-house framing and finish crews, so the drywall and texture match rather than advertising where the wall was. Fixed start dates. Dust containment, because structural demo produces a lot of it.

Questions

Frequently Asked Questions

How much does it cost to remove a wall between my kitchen and living room?

Estimated $3,500 to $9,000 if it is non-bearing, $9,000 to $22,000 for a bearing wall with a dropped beam, and $18,000 to $40,000 for a concealed flush beam. A full open concept kitchen remodel runs $95,000 to $250,000 or more.

How do I know if my wall is load-bearing?

You need someone to look at the framing above and below it. Joist direction, what sits above, and the original plans all matter. We assess it at the estimate rather than guessing.

Do I need a permit and an engineer?

For a bearing wall, yes to both. Scottsdale requires a permit and a structural inspection, and the beam has to be sized by an engineer. We handle both.

How long does a open concept kitchen remodel take?

One to two weeks for the structural work alone. Eight to fourteen weeks when it is part of a full kitchen remodel.

Will there be a beam showing across my ceiling?

Only if you choose a dropped beam. A flush beam is framed into the ceiling so nothing projects below the ceiling plane. It costs more and looks far better.

Is open concept still a good idea?

It depends on how you live. You gain sight lines and light, you lose noise and odor separation and some HVAC efficiency. A partial opening or a back prep kitchen gets most of the benefit with fewer of the drawbacks, and we will talk you through it honestly.

Will my flooring have to be replaced?

Usually across both rooms, yes. A threshold strip where the wall used to be is the clearest sign of a job done cheaply.

Do you offer free estimates for open concept kitchen remodel?

Yes, including the load-bearing assessment. No cost, no obligation.
