We offer patio and carport conversions and full permit management. Our team provides stamped structural drawings and single-contractor accountability from footing to final inspection, delivering larger, better-working kitchens for Scottsdale homes and durable, code-compliant results for both residential and commercial projects. Backed by an Arizona ROC licensed, bonded and insured contracting team, we have completed kitchen and bathroom projects of every size, from six-foot bump-outs to full room additions.

From matching a forty-year-old roof tile profile at the tie-in to pouring a slab that finishes flush with the existing floor, our team handles every detail. Serving Scottsdale, Paradise Valley, Cave Creek and Fountain Hills, we deliver thorough, permitted, professional work on every kitchen addition.

When You Need Footprint, Not Just a Remodel

There is a point where no amount of clever cabinetry fixes a kitchen. If two people cannot pass each other, if there is no room for an island at any size, or if the dining area has to live in another room entirely, the problem is square footage.

Scottsdale has a lot of houses in this position. The Shea Corridor and Central Scottsdale stock built mainly in the 1970s came with kitchens sized for a household that ate in a separate dining room. Lot sizes in much of the city are generous relative to the house on them, which is exactly the condition that makes an expansion practical rather than theoretical.

Four approaches, in rough order of cost:

Enclosing existing covered space. A covered patio or carport already has a roof and often a slab. Enclosing it is the cheapest way to add conditioned square footage and the first thing we look for.

Bump-out. Extending an exterior wall four to ten feet. New footing, new slab, new framing, roof tie-in. Contained enough to keep the rest of the house intact.

Full room addition. A new room of meaningful size. Full foundation, framing, roof, HVAC extension and electrical sub-feed.

Absorbing an adjacent room. Taking a formal dining room, a laundry or a bedroom into the kitchen. No exterior work, but it means relocating whatever was there.

Kitchen Expansion Cost in Scottsdale

Estimated ranges. Additions carry more variability than any other remodel type because so much depends on what is underground and what is overhead.

Kitchen Expansion Cost in Scottsdale
ApproachEstimated RangeNotes
Absorbing an adjacent room$18,000 to $45,000Plus the cost of relocating what was there
Enclosing a covered patio$35,000 to $85,000Existing roof and slab lower the cost substantially
Bump-out, 4 to 10 feet$60,000 to $160,000Footing, slab, framing, roof tie-in, envelope
Full room addition$120,000 to $350,000+Foundation, structure, roof, HVAC, electrical
Addition plus complete kitchen build-out$180,000 to $500,000+All of the above plus cabinets, stone, appliances

The items that move these numbers most: whether the existing roof structure can carry a tie-in or needs reframing, whether the HVAC system has capacity for the added load or needs a second unit, whether the electrical panel can take a sub-feed, and setback and lot coverage limits, which in some Scottsdale zoning districts and in Paradise Valley's large-lot districts determine how far you can go before the answer is no.

Permits, Setbacks and Timeline

An addition is a permitted structural project, not a remodel. Plan for the paperwork.

Permits, Setbacks and Timeline
PhaseTypical duration
Design and structural engineering3 to 6 weeks
Permit review and approval3 to 8 weeks
HOA approval, where applicable2 to 6 weeks, in parallel
Foundation and framing3 to 5 weeks
Roof, envelope, windows2 to 4 weeks
Mechanical, electrical, plumbing rough-in2 to 3 weeks
Interior finish and kitchen build-out6 to 10 weeks

Twelve to twenty weeks of construction is realistic, with another six to fourteen weeks of design and approvals ahead of it. Anyone promising a kitchen addition in eight weeks has not counted the permit.

Before design starts we check three things: the setback requirements for your zoning district, the maximum lot coverage allowed, and any HOA architectural restrictions. In communities like DC Ranch and Gainey Ranch the association review is not a formality.

Making an Addition Look Like It Was Always There

This is where additions succeed or fail, and it is almost entirely about the exterior.

Roofline. The tie-in has to read as one roof. Matching pitch matters more than matching material, and on a tile roof, matching the profile and the weathering is the difficult part. We source from the same profile where it is still made and salvage where it is not.

Stucco and texture. A patched stucco field never quite matches a new one. The usual answer is to re-stucco the whole elevation rather than blend mid-wall, and it is worth budgeting for.

Windows and proportion. New windows should match the head height and proportion of the existing ones. A bigger window because the new room can take it is the clearest sign of an addition.

Floor level. The new slab has to finish flush with the existing floor. Getting this wrong produces a step into the kitchen that no flooring choice will hide.

Related Services

An addition is almost always paired with whole-kitchen renovation inside the new space, and frequently with opening the kitchen to the living space so the whole thing reads as one room. Larger projects run through premium kitchen remodeling. Some clients add a bathroom in the same footprint. Everything starts with measured plans and renderings.

Service Areas

We build kitchen additions throughout Scottsdale, 85250 through 85269, with most of our work in the 1970s Shea Corridor and Central Scottsdale stock where lots are generous relative to the house. We also serve Paradise Valley estate properties on their one to five acre lots, Cave Creek acreage, and Fountain Hills. See Scottsdale Kitchen Remodeling Pros.

Why Homeowners Hire Us for Additions

Arizona ROC licensed, bonded and insured, with general liability coverage in force. One contractor from footing to final inspection rather than a designer, a framer and a kitchen company who each blame the other. Stamped structural drawings. Permit filing and inspection scheduling included. Fixed start dates. And a weathertight envelope before we open the existing wall, so the house is never exposed.

Questions

Frequently Asked Questions

How much does a kitchen addition cost in Scottsdale?

Estimated $60,000 to $160,000 for a bump-out and $120,000 to $350,000 or more for a full room addition, before the kitchen build-out itself. Enclosing an existing covered patio is the cheapest route at $35,000 to $85,000.

How long does the whole process take?

Twelve to twenty weeks of construction, plus six to fourteen weeks of design, engineering and permitting before that.

Do I need a permit for a kitchen expansion and addition?

Yes. An addition is a structural project requiring a City of Scottsdale permit, stamped engineering and multiple inspections. We handle all of it.

Will setbacks limit how far I can expand?

Possibly. Setback and lot coverage limits vary by zoning district, and we check them before design starts rather than after you have fallen in love with a plan.

Can you match my existing roof tile and stucco?

We match pitch and profile as closely as the material allows, and we usually recommend re-stuccoing the full elevation rather than patching mid-wall, because a patch always shows.

Is enclosing my covered patio cheaper than building new?

Substantially, yes. An existing roof and slab remove the two most expensive parts of an addition.

Will my HVAC handle the extra space?

Often not. We calculate the load at design and either extend the existing system or add a second unit, rather than finding out the first summer.

Can I live in the house during an addition?

Usually yes, and more comfortably than during a gut remodel, since most of the work happens outside the existing envelope until the connection is made.

Work that pairs with this

Clients comparing options usually read patio kitchens and grill islands alongside this page, and condo kitchen projects comes up often enough to be worth a look before you decide. If the scope turns out to be broader than one room, a new kitchen backsplash is the wider version of the same conversation.

We also handle building an additional bathroom and luxury master bathroom remodeling. Combining a kitchen and a bathroom into one contract is easier to sequence and cheaper to mobilize than running them a year apart.
