We offer lightweight vanity top options for stair-access units and low-noise demolition methods. Our team provides association submittal packages and single-point coordination, delivering well-built bathrooms for Scottsdale condos and watertight results for both residential and commercial projects. Backed by an Arizona ROC licensed, bonded and insured contracting team, we have completed kitchen and bathroom projects of every size, from single shower rebuilds to full unit bathroom renovations.
From booking a service elevator to leak testing a pan before tile because the ceiling below belongs to somebody else, our team handles every detail. Serving Scottsdale, Old Town, Fountain Hills and Paradise Valley, we deliver quiet, contained, professional work on every condo bathroom.
Three Constraints That Decide the Project
All settled before design, not discovered during construction.
The plumbing stack. In a multi-unit building the drain and vent riser is shared with the units above and below. The toilet in particular stays within a short distance of it, because moving a toilet drain in a stacked building is a building problem rather than a unit project. Showers and tubs have a little more freedom depending on the floor construction, and vanities can generally go where you want them.
The association. Most Scottsdale condo communities require an approved submittal before anything starts: scope of work, contractor license, certificate of insurance naming the association, permitted working hours, and often a refundable deposit against common-area damage. Some also require a plumber's letter confirming the stack is untouched. We assemble that package rather than handing you a form. Allow two to six weeks.
Access. Stairs, narrow turns and elevator bookings limit how large a piece of material can physically reach the unit. It is a seam-placement and material decision that belongs at template. A solid surface vanity top at about 12 mm weighs a fraction of a 3 cm stone slab, and on a third-floor walk-up that may be the deciding factor.
Waterproofing Matters More Here Than Anywhere
In a house, a shower leak damages your framing. In a condo, it damages somebody else's ceiling, and then it is an insurance claim, an association dispute and a conversation with a neighbor you will keep running into.
Tile is not waterproof and grout is porous, so water passes through the joints as a matter of course. What stops it reaching the structure is a bonded membrane covering all wet walls and the shower floor before any tile is set, with a properly sloped pan beneath the tile as a second layer. Corners, changes of plane, curbs, benches and niches are reinforced, because that is where failures start.
We leak test before tile, every time, and we are happy to have the association or a neighbor witness it. On a condo job that test is not a formality, it is the cheapest insurance in the project.
Ask any contractor bidding your unit to name their waterproofing system and show it as a separate line item.
Condo Bathroom Remodel Cost in Scottsdale
Estimated ranges.
| Scope | Estimated Range | Notes |
|---|---|---|
| Cosmetic refresh | $7,000 to $15,000 | Vanity, toilet, fixtures, paint, lighting |
| Guest bath, full remodel | $20,000 to $36,000 | New shower build, full waterproofing, all new |
| Master bath, full remodel | $32,000 to $65,000 | Larger footprint, double vanity, better finishes |
| Remodel with non-bearing wall changes | $45,000 to $85,000 | Framing, fixture relocation within stack limits |
Costs particular to attached housing: material handling, since everything is carried rather than wheeled; restricted working hours, which lengthen the schedule and therefore the labor; common-area protection for floors, walls and the elevator cab; HOA deposits and fees; and the leak test and documentation the association may require.
Keeping the Building on Your Side
The practical stuff that decides whether a condo remodel goes smoothly.
Working hours. Posted hours are not negotiable and noisy demolition gets scheduled inside them. Neighbor complaints are the fastest way to lose access to a building.
Water shutoff. Any shutoff affecting other units needs advance notice through management, usually 48 hours or more. We plan the whole plumbing sequence around a single shutoff window rather than several.
Dust and debris. Containment at the unit door, protection down the corridor and in the elevator, and debris carried out rather than staged in a shared space.
The unit below. On a shower rebuild we recommend notifying the owner beneath you before demolition. If something does go wrong, having told them first changes the entire conversation.
Timeline
Three to six weeks of construction for most condo bathrooms, plus two to six weeks of HOA approval and two to four weeks of ordering ahead of that. Shower glass is measured after tiling and adds two to three weeks at the end.
Restricted hours are the main reason a condo bathroom takes longer than the identical bathroom in a house.

Service Areas
We remodel condo bathrooms throughout Scottsdale, 85250 through 85269, including Old Town and the Scottsdale Fashion Square area and the Shea Corridor. We also work heavily in Fountain Hills, which has a large share of attached housing, plus Paradise Valley and Carefree. See Scottsdale Kitchen Remodeling Pros.
Why Associations and Owners Work With Us
Arizona ROC licensed, bonded and insured, with general liability coverage in force, with certificates naming the association where they ask. We assemble the submittal package. We keep to posted hours, protect common areas and clear debris daily. Waterproofing named, line-itemed and leak tested with the association welcome to witness. Fixed start dates, which matters when an elevator booking is involved.
Questions
Frequently Asked Questions
How much does a condo bathroom remodel cost in Scottsdale?
Estimated $20,000 to $36,000 for a full guest bath and $32,000 to $65,000 for a master. A cosmetic refresh runs $7,000 to $15,000.
Can I move the toilet in a condo?
Usually only a short distance. The drain stack is shared with the units above and below, so a toilet relocation quickly becomes a building issue rather than a unit project. Vanities and, often, showers have more freedom.
Will my HOA need to approve a condo bathroom remodel?
Almost certainly. Scope letter, license, insurance certificate naming the association, working hours, and sometimes a plumber's letter and a damage deposit. We prepare it. Allow two to six weeks.
What happens if my shower leaks into the unit below?
It becomes an insurance claim and an association matter, which is exactly why we leak test before tile on every condo job and why waterproofing is a named line item rather than an assumption.
How long does condo bathroom remodeling take?
Three to six weeks of construction, plus HOA approval and ordering. Restricted working hours are the main reason it takes longer than the same bathroom in a house.
My unit is on the third floor with no elevator. Does that matter?
Yes, for material choice. A solid surface vanity top is far lighter than a stone slab and may be the better answer. We assess access before quoting.
Will a condo bathroom remodel disturb my neighbors?
We work within posted hours, contain dust at the door, protect corridors and the elevator, and keep noisy phases short. We also recommend notifying the unit below before shower demolition.
Do you pull permits for condo bathroom work?
Yes where the scope requires one. Plumbing and electrical changes generally do, even inside a single unit.

Clients comparing options usually read high-end master bath renovation alongside this page, and grab bars, blocking and zero-threshold entries comes up often enough to be worth a look before you decide. If the scope turns out to be broader than one room, period bathroom restoration is the wider version of the same conversation.
We also handle having cabinets built and installed and outdoor kitchen construction. Combining a bathroom and a kitchen into one contract is easier to sequence and cheaper to mobilize than running them a year apart.
