We offer space-efficient frameless cabinetry and lightweight countertop options for stair-access units. Our team provides association submittal packages and single-point coordination, delivering well-built kitchens for Scottsdale condos and townhomes and dependable results for both residential and commercial projects. Backed by an Arizona ROC licensed, bonded and insured contracting team, we have completed kitchen and bathroom projects of every size, from galley kitchen refreshes to full unit renovations.
From booking the service elevator to sizing a slab that will actually make the turn at the top of the stairs, our team handles every detail. Serving Scottsdale, Old Town, Fountain Hills and Paradise Valley, we deliver quiet, tidy, professional work on every condo kitchen project.
What Is Different About a Condo Kitchen
Three constraints, and they are all settled before design rather than during construction.
The plumbing stack. In a multi-unit building the drain and vent riser is shared with the units above and below. The sink stays broadly where it is, or the scope becomes a building-wide problem rather than a kitchen project. Everything else, cabinets, counters, appliances, lighting, non-bearing partitions, is generally fair game.
The association. Most Scottsdale condo and townhome communities require an approved submittal before anything starts: scope of work, contractor license, certificate of insurance, permitted working hours, and sometimes a refundable deposit against common-area damage. We prepare that package as part of the job rather than handing you a form to chase. Allow two to six weeks.
Access. Stairs, narrow turns, tight landings and service elevator bookings all limit how large a piece of material can physically reach your unit. That is a seam-placement decision that belongs at template, not a surprise on install day.
Condo and Townhome Kitchen Remodel Cost
Estimated ranges.
| Scope | Estimated Range | Notes |
|---|---|---|
| Countertops and sink only | $3,500 to $10,000 | Access affects slab size and seam count |
| Cabinet refacing | $4,500 to $11,000 | Fast, quiet, minimal common-area disruption |
| Galley or small kitchen, full remodel | $30,000 to $55,000 | Existing layout retained |
| Full remodel with layout changes | $55,000 to $95,000 | Non-bearing partition removal, appliance relocation |
Costs particular to attached housing: material handling, since everything is carried rather than wheeled in; restricted working hours, which lengthen the schedule; common-area protection, floors, walls, elevator cab; and HOA deposits or fees where the association charges them.
Getting More Out of a Small Kitchen
Condo kitchens are usually short on run length, which is exactly the condition where cabinet construction matters most.
Frameless European boxes are the single biggest gain available. A 12-inch frameless cabinet accepts a 10-inch drawer where a face-frame box of the same width only fits 8.5. Across a galley kitchen that recovers a real amount of storage. Mass-produced face-frame runs lose about another inch and a half wherever two stiles double up.
Other things that work in small footprints: taking wall cabinets to the ceiling instead of leaving a soffit gap, replacing lower door cabinets with full-extension drawer banks so nothing lives at the back of a knee-level shelf, pull-down mechanisms on upper cabinets, and lazy Susans or pull-outs in corners that are otherwise dead space.
On surfaces, solid surface is worth considering specifically for upper-floor units. At about 12 mm it is far lighter to carry up stairs than a 3 cm stone slab, its joints are glued and sanded nearly invisible, and it takes an integral sink with no seam for water to find, which matters when the unit below yours is someone else's ceiling.

Most condo projects also involve new countertops or a door and front refresh, and many clients follow with HOA-approved condo baths under the same HOA approval. For a full-scope job see gut kitchen remodels, and start with design and 3D views.
Service Areas
We remodel condo and townhome kitchens throughout Scottsdale, 85250 through 85269, including the Old Town and Scottsdale Fashion Square area and the Shea Corridor. We also work heavily in Fountain Hills, which has a large share of attached housing, plus Paradise Valley and Carefree. See Scottsdale Kitchen Remodeling Pros.
Why Associations and Owners Work With Us
Arizona ROC licensed, bonded and insured, with general liability coverage in force, with certificates naming the association as additional interest where they ask for it. We prepare the submittal package. We keep to posted working hours. Common areas get protected and cleaned daily, and we do not leave material stacked in shared corridors. Fixed start dates we hold, which matters when an elevator booking is involved.
Questions
Frequently Asked Questions
How much does a condo kitchen remodel cost in Scottsdale?
Estimated $30,000 to $55,000 for a full remodel keeping the existing layout, and $55,000 to $95,000 where partitions move. Countertops alone start around $3,500.
Can I move my sink in a condo?
Usually not far. The drain stack is shared with other units, so the sink generally stays within a short distance of it. Everything else in the kitchen can move.
Will my HOA need to approve a condo or townhome kitchen remodel?
Almost certainly. We prepare the scope letter, license, insurance certificate and working hours package and submit it. Allow two to six weeks for review.
How long does a condo and townhome kitchen remodel take?
Five to nine weeks, with restricted working hours the main reason a condo job runs longer than the same kitchen in a house.
Are you licensed and insured for condo and townhome kitchen remodel work?
Yes. We are Arizona ROC licensed and carry general liability insurance, with certificates available for the association.
My unit is on the third floor with no elevator. Is that a problem?
It is a planning item. Access determines slab size and seam placement, and it may make a lighter solid-surface top the better choice. We assess it before quoting.
Will you disturb my neighbors?
We work within posted hours, contain dust, protect common areas and keep noisy phases as short as possible. Neighbor complaints are the fastest way to lose association access and we take it seriously.
Do you pull permits for condo work?
Yes where the scope requires one. Electrical and plumbing changes generally do, even inside a single unit.

Work that pairs with this
Clients comparing options usually read our luxury kitchen work alongside this page, and replacing kitchen countertops comes up often enough to be worth a look before you decide. If the scope turns out to be broader than one room, whole-kitchen remodeling is the wider version of the same conversation.
We also handle historic and vintage bathroom renovation and the guest bath. Combining a kitchen and a bathroom into one contract is easier to sequence and cheaper to mobilize than running them a year apart.
